Building Design
One of the main trends of «SPE «GKS» activities is projecting objects of industrial and civil engineering and execution of construction documents.
We are able to offer our Customers the whole complex of projecting works to begin with the first consultations and architectural part of design and up to projecting work paper execution phase. We can implement development and design work for a large variety of different objects: residential buildings, public, administrative, industrial objects and country houses with an interior design as well.
As most of our specialists have been previously working at JSC Research Designing Institute «Grazhdanstroy» being the central complex Institute in the sphere of population settlements planning and development their proficiency makes possible to satisfy all Customer’s needs and demands in full with a good quality and within a short term.
Each phase of the project is realized in Customer’s hand, the optimal solution is made after his approval and mutual consultations. The Customer can get all necessary information of works carried out any time and at any stage.
In the last five years our staff has executed about 20 projects of different complexity: low-rise buildings, a comprehensive secondary school, three units for primary school, a shopping centre, two capital garages.
It should be specially noted that «SPE «GKS» also deals with educational institutions projecting. This area is rather specific since to get the approval of the experts’ commission the project must comply with a great many of different standard acts and documents related to such type of buildings design that’s why not so many projecting organizations are involved in this business. To develop any educational establishment such as, for example, child care institutions: a day nursery, a kindergarten, a school it is also necessary to comply with the requirements of fire-fighting system, sanitary-and-epidemiologic institutions, but the worst thing here is that all of them are changing almost every half a year.

If necessary the enterprise «SPE «GKS» grants optional services including the project support, permitting, field supervision. The abilities of the enterprise make it possible to realize any design decision and successfully work in all corners of Russia and CIS countries.
The scope of work is divided into the following stages:
1. Draft Design
Draft design comprises the whole complex of works carried out to validate construction activity on the given site. This stage involves the document-gathering process to make an assessment of the project and evaluate all necessary requirements for further projecting. The primary concept of the building or facility is determined in compliance with the elaborated
design task: individual sectional elevations, panes, options for colour and volume design, existing location, photomontage, etc.
2. Project
Execution of construction documents containing architectural and engineering solutions those take into consideration social, economic, functional, technological, fire-fighting, sanitary-and-epidemiologic, ecological requirements for the object is realized in the scope necessary to approve, expertise, authorize and develop the working draft. Package of work implemented for construction permitting that comprises preparation of initial data, elaboration, expert examination and approval of project documentation. Project documents for construction of objects are developed based on primary permitting licenses, architectural- planning task made by the Committee of architecture and urban development, design task and other basic data.
The documents package consists of:
- general executive summary;
- general layout and transport;
- architectural and constructional part of design;
- mechanical and process engineering part of design;
- engineering solution of equipment;
- engineering systems and networks;
- environmental protection;
- power efficiency;
- engineering solutions of civil defense and emergency situation measures;
- ensuring life activity for disabled people;
- architectural lighting;
- organization of building site;
- construction expertise;
- construction budget/
3. Work Paper
A working draft comprises complete information necessary for successful realization of any complexity building project. Inherently a working draft comprises architectural- planning solutions of the draft design being specified and supplemented with architectural and structural drawings and calculations.
Apart from structural and architectural solutions the project comprises engineering solutions of such systems as ventilation, heating, water supply and sewerage, electricity supply, low-power nets, engineering site preparation and, if necessary, gas supply, fire alarm, etc.
A working draft also contains specifications (quantity and quality of materials and products list) according to all project sections that makes possible to budget construction. The working draft allows to avoid mistakes on-site, discipline all the construction process participants and
control the work quality. The optimal solutions having been found during the working draft elaboration, the construction is realized with essential economic efficiency. The development of the working draft of all objects excluding an interior design is implemented merely by licensed product design personnel.
The documents package consists of:
- design drawings;
- specifications of products and materials;
- estimate documents;
- engineering equipment (ventilation, heating, water supply and sewerage, electricity supply, etc).
